EU Tightens Regulations on Short-Term Rentals in Areas of Housing Stress
The European Union proposes restrictions on short-term rentals to tackle housing stress in certain cities.

The European Union has presented a draft regulation known as the Affordable Housing Act, which introduces criteria to limit short-term rentals in areas experiencing housing stress. This measure aims to address the housing shortage in various European cities.
According to the new guidelines, municipalities will have the authority to block licenses for short-term rentals in specific zones. Political forces, such as the League and Aigab, have expressed strong opposition to the initiative, highlighting the potential repercussions on the tourism sector and employment.
In particular, Aigab has warned that millions of beds could be at risk in Italy due to these restrictions, which will mainly apply to areas with a historical shortage of housing, specifically regions where the crisis has persisted for at least three years.
