Housing bank valuations reach new record of €2,254/m2
In August, the median bank valuation for housing rose to €2,254 per square meter, according to INE.

The median bank valuation of housing in Portugal reached €2,254 per square meter in August 2025. This figure represents an increase of €14 compared to the previous month.
According to the National Institute of Statistics (INE), this figure is 14.7% higher than that recorded in the same month of the previous year. This rise is seen as a reflection of the dynamics in the real estate market.
Regions of Portugal exhibited variations in valuations. The Setúbal Peninsula saw a more significant increase, while the Algarve noted a sharper decline in valuation figures.

The released data indicates that the growth in housing prices remains a relevant topic for buyers and investors, especially considering the disparities between different regions of the country.
Bank valuation is an important indicator in determining the real value of properties, directly affecting the credit market and housing affordability. Thus, specialists in the field are attentive to these fluctuations.
This ongoing growth raises questions about the sustainability of the national real estate market, particularly in areas most affected by significant increases, such as the Setúbal Peninsula.
