Government extends leases and bans evictions until 2030

The Government approves protective measures against evictions and extends leases until 2029, with an extraordinary plenary session expected in Congress.

The Government has approved new decrees extending leases until 2029 and prohibiting evictions until 2030. These measures emerged after intense negotiations and are divided into two separate royal decrees, known as the Maricarmen decree. The separation of the regulations was agreed upon to facilitate their approval due to differences between PSOE and Sumar regarding indefinite contracts.

Congress is expected to hold an extraordinary plenary session this Friday to validate both decrees. Government sources have indicated that the first decree, which prohibits evictions, could receive support from Junts. The Executive also anticipates the automatic renewal of lease contracts in a second decree that has yet to be approved.

Meanwhile, the Tenants' Union has expressed its opposition to the Government's proposals, demanding additional changes and threatening not to participate in the Cabinet meeting scheduled for Tuesday. The debate over attendance at the meeting reflects internal tensions within the Government regarding housing reforms.

Although the new regulations have been well-received by some sectors, there have also been criticisms regarding their potential impact on the real estate market. According to various analysts, the proposed restrictions could affect investment in the sector and increase pressure on property owners. Despite warnings about possible consequences, the Executive remains focused on protecting vulnerable tenants.

The approved measures include the suspension of evictions for people without alternative housing until the end of 2028 and the regulation of temporary rentals, along with the limitation of home purchases by investment funds.

Awaiting the official publication of the decrees in the Official State Bulletin, a protest camp has been announced at Puerta del Sol against evictions, highlighting the climate of social tension related to the housing crisis.
